Historic Nursing Home Sells for $3M

Glenlora Nursing Home

Chester Township has acquired the historic Glenlora Nursing Home and its 15-acre site for $3 million in a transaction that will preserve the circa 1878 structure. Simultaneously, the property has been leased to United Cerebral Palsy, which will renovate the nursing home structure and turn it into an integrated services center.

It includes two massive stone fireplaces, wide timbers and many classic colonial-style details. It served as the Glenlora Nursing Home for many years. Mohammed El-Hawwat, a professional engineer and the owner of the Glenlora Nursing Home and Glenlora Home Out Reach Services for the past two and a half years, is delighted that the facility will be put to good use. He states, “I was saddened that I had to sell the Glenlora property due to the rising costs of operating and maintaining the high standards at the nursing home, but I’m so glad that the facility will be serving another superb purpose. UCP and the services it offers will be a wonderful asset to the Township of Chester.”

According to Deborah Miller, president/CEO of United Cerebral Palsy of Morris/Somerset Inc., that organization is also planning to build new affordable housing on the site. The sale transaction was arranged by Sig Schorr, executive vice president of the Chester based Schilp & Co. LLC Realtors. UCP was represented in the subsequent lease by Gina Palmieri of RE/MAX. The seller was Mohammed El-Hawwat, owner/operator of the nursing home and its companion Glenlora Home Out Reach Services program. The latter program will continue to operate from a new location in Chester. “I had to sell the property due to the rising costs of operating and maintaining the high standards,” El-Hawwat says. “But I’m glad the facility will be serving another purpose.”

The on-site housing will be offered to low income persons with disabilities, which will allow Chester Twp. to meet its COAH Affordable Housing requirements. “The chance to work with UCP on this project is a tremendous opportunity for our community,” says Chester Mayor Benjamin Spinelli. “We were able to save a beautiful building that represents a piece of our history and meet a portion of our affordable housing obligation." “We are happy to have brought these organizations together in a proactive way,” says John Schilp, managing member of Schilp & Co. “UCP will offer children and adults a new venuefor accessible housing, activity and services.”
