Schilp & Co. LLC Realtors brokers $4M in sales and leases on four Passaic properties

CHESTER - John Schilp, managing member of Schilp & Co. LLC Realtors of Chester, announced his firm brokered two sales and negotiated two long term leases for four commercial properties owned by the same owner at prominent locations in Passaic on Howe Avenue, Liberty Street and Broadway. The combined value of sales and leases was $4 million, with both leases signed for 10 years with renewal options.

According to Schilp, one 16,500 square foot building on a little over an acre of property at 315 Howe Avenue was sold to Fredco, a landscaping firm. The building, which was a former repair and maintenance garage for COACHUSA’s large fleet of buses, includes 10,000 square feet of bay garage area and 6,500 square feet of office space. It will beutilized as Fredco’s main operations center. The second sale was a 1,450 square foot office building on more than a half acre of property at 320 Broadway to Joe-Jay, a local investment company, which is now in the planning stages for the property’s use. The first lease of a 6,500 square foot facility on 59 Liberty Street was to Robert Ramp Diesel Services, a full service and repair company that is utilizing the space for repair and maintenance of large tractors, trucks and buses. According to Robert Ramp, the president and founder of the family run business, which began as a roadside service provider, the new space provides seven large bay doors for service, convenient fenced parking for client and employee vehicles, and second floor offices for management and sales.

The second lease was at 65 Liberty Street to Tolido Sanitation. All American, a decade old sanitation company with headquarters in Hackensack. The firm plans to utilize the 5,900 square foot building on three-quarters of an acre for storage, repair and distribution of containers to the industry.
