John is a New Jersey native and graduate of Farleigh Dickinson University with a B.S. in Business Management and additional credits in Engineering and Real Estate. John chose Real Estate as his full-time occupation upon Graduation in 1972. He holds Real Estate Broker Licenses in New Jersey, New York and Pennsylvania. Among his many memberships are: Urban Land Institute, International Council of Shopping Centers, New Jersey Association of Realtors, North Central Jersey Association of Realtors, Garden State Multiple Listing System, New Jersey Multiple Listing System, New Jersey Builders Association, Community Builders Association, Builders Association of Northern New Jersey and New Jersey Business and Industry Association.

John started his real estate career in 1972 working as Broker/Associate for William F. Higgins Realtors in Hillsdale, New Jersey where he specialized in selling luxury homes and land. In 1976 he made an association with Alexander Summer, L.L.C. Realtors first located in Teaneck then Morristown where he was a Senior Vice President and Department Head of the Land Division. In 1995 he left to open Schilp & Co., LLC Realtors.

John has represented owners in the sale of land for all uses in northern New Jersey, eastern Pennsylvania and southern New York State. His activities include land brokerage and development services ranging from the sale of raw land to completing the permitting process at local, county, state and federal levels, and construction supervision of site improvements and installation of utilities.

He has negotiated the sale of an estimated 9,500 acres of land, representing approvals for approximately 7,000 residential units, 950,000sf of office space, 700,000sf of industrial space and 800,000sf of retail space. He has also negotiated transactions to and on behalf of not-for-profit and conservation organizations. Total value of all land sales exceeds $700,000,000.

John’s Representative Transactions

Some of John’s representative transactions are the assemblage of land in Park Ridge and Woodcliff Lake, Bergen County, New Jersey - consisting of over 35 parcels in excess of 100 acres for development of projects including Headquarter’s office locations for Sony USA, National Utility Services, Hertz Corporation, the Park Ridge Marriott Hotel and the prestigious 184 unit Bear’s Nest Townhouse project with an estimated land value of $15,000,000.

John managed, subdivided and developed Panther Ledge Farms, a 983 acre, former dairy farm in Green Township, Sussex County. Portions were developed as 2+ acre lots for high end homes. Other parcels ranging from 10 acres to 100 acres were sold according to market demands. This project had an aggregate value of over $8,000,000.

Other notable transactions include the sale of the former Jungle Habitat consisting of 1,000 acres in West Milford, Passaic County, New Jersey. This was a drive thru jungle park and amusement center with numerous buildings, 7 miles of paved roadway, 2 liquor licenses, on-site sewer and water facilities. This was sold to overseas investment group.

Development activities also include Fardale Woods a 63 acre, Mahwah, Bergen County, New Jersey residential subdivision. John was an equal partner in the purchase and approval for 55 half and one acre residential lots. John helped form a joint venture group to construct the houses and he managed the sales.

On the investment front, John represented the purchaser of a BJ’s & Staples, Riverdale, Morris County, New Jersey. This was a sale of 2 year old 133,000sf NNN leased retail center to an investor client for $17,700,000.

Other land developments that John was responsible for include the 115 acre former Tammy Brook Country Club located in Cresskill, Bergen County, New Jersey. His responsibilities included securing approvals for a 100 lot subdivision, supervising demolition of existing buildings, construction of roads and municipal improvements, installation of utilities, establishing and implementing the successful marketing program. This project had a land value of approximately $65,000,000. He was also responsible for obtaining all development approvals for the Tamcrest Country Club consisting of 53 acres in Alpine and Cresskill, Bergen County, New Jersey. After all the approvals were obtained, John negotiated the approved land sale on behalf of the ownership for $21,000,000.

Recently, in nearby Pennsylvania John listed and sold a tract located in Drums, Pennsylvania located at a full intersection of Route 80 which has utilities and zoning for 770 townhouses, 196 garden apartments, 66 single families and 140,000sf of retail space.
